A naviac ani len väčšie mestá nie sú imúnne proti týmto vplyvom.Index štandardu a chudoby (Standard & Poor's index) cien domov klesol od minulého roku o približne 11 percent v Januári, v dvadsiatich mestách Ameriky. Toto je vôbec najväčší pokles.Taktiež miesta ako Miami a Las Vegas sú poznačené, keďže ceny sa tu zredukovali o 20 percent. Tieto čísla sú alarmujúce.David Blitzer, predseda komisie indexu S&P zareagoval na udalosti takto: “Ceny bytov postupne klesajú, spomaľujú sa a dosahujú najnižšie rekordy naskrz národov. Since July 2007 the news on the housing market are concerning. Still, the latest forecast from economists is brightening the sellers’ day, as they say the crisis will last at the most until next year in spring and then all those who hang in will be rewarded. That should better turn out to be true as the recent report shows only sales plunging deep this past two years. This year in March sales dropped 8.5 percent, registering the slowest sales pace since 1991, according the report of the Commerce Department released on Thursday. If from 2000 until 2005 the home sales market boomed, the last year and this year it has been in a slump. Both the new houses and the one already existent have seen a drop in their sales, according to the National Association of Realtors that reveals an increasing inventory of unsold homes due mortgage issues and subprime loans. Nationwide drop was above all expectations and surprised even the same economists that have a good forecast for next year. They gave as main reason the falling prices that are bound to attract investors. On the other side, there is the economy that might be in a recession (although it was not officially admitted), an idea that President Bush strongly rejects in spite of the gasoline price soaring and a drop in the demand for manufactured goods and for durable goods. A similar situation took place in 2001, when surprise, surprise, was the last economical recession. Another vital branch for the economy that was hit and influences greatly the housing market is labor. Although the sector is improving, there are still concerns that the weak economy leads to bankruptcies, cut downs and unemployment, thus people without any work don’t have any money to buy, nor to pay their mortgages. Verili by ste, že existuje miesto, ktoré väčšina obyvateľov New York-u pozná len veľmi povrchne a pri tom sú od neho denne vzdialení iba pár minút? Mali by ste, pretože také miesto naozaj existuje. Je situavané presne v strede New York-ského prístavu a návštevníci majú možnosť vidieť z jeho pobrežia napríklad Ellis Island, Brooklyn Bridge ba dokonca aj Sochu Slobody. Toto miesto nie je nič iné ako Governors Island. Tento ostrov slúžil v minulosti po dlhé roky ako Americká vojnová základňa. Bol používaný na rôzne účely, napríklad ako domov pre vojakov, alebo vojnových väzňov. Americká vláda sa rozhodla premeniť južnú časť tohto ostrova na bujný park s nádhernou vyhliadkovou trasou pozdĺž pobrežia. Za týmto účelom bolo v decembri minulého roka vybrané konzorcium piatich dizajnových spoločností a mesto prisľúbilo finančnú pomoc vo výške 500 miliónov dolárov. Mesto má taktiež v pláne vybudovať amfiteáter, ktorý bude využívaný prevažne pre vonkajšie koncerty. Rozpis týchto koncertov je už pevne stanovený a nebude medzi nimi chýbať ani vystúpenie slávnej New York-skej filharmónie. Ako povedal Leslie Koch, prezident Governors Island Preservation, všetky tieto úpravy vykonané na ostrove sú určené predovšetkým pre obyvateľov New York-u a celú New York-skú oblasť. Vďaka bohatej histórii tohto ostrova, spojenej s dôležitými udalosťami a slávnymi menami ako sú ku príkladu John Peter Zenger alebo Ulysses S. Grant, počet návštevníkov ostrova neustále rastie.

Problem with declining prices of homes

According to the Fed, the Federal Reserve System, Americans' percentage of equity in their homes is bellow 50 percent. In the second quarter of 2007, the percentage was even lower only about 49.6 percent and in the last quarter, it was only about 47.9 percent. That is only a runover of a progress that has started since 1945 when dept of houses began exceeding equity of them. It is a year when the Fed started tracking the data. According to the Mody's Economy.com, there will be around 8.8 million of homeowners, it is 10.3 percent of homes, who will have zero or negative equity, at the end of the month. There is a risky situation for 13.8 million of American households that will be completely upside-down if prices fall 20 percent from present value. Case-Shiller index of home prices in the United States decreased 8.9 percent in comparison to the previous year. This was the deepest decline in history of the index. Case-Shiller index belongs to Standard and Poor's. The Mortgage Bankers Association thinks that an all-time high prize which was here in the last quarter of 2007 was caused by home foreclosures. There was 0.83 percent of all mortgages that get into foreclosure. It is expected that number of foreclosures will rise until homeowners will struggle with adjusting rates of mortgages. These can caused that monthly payments will become unaffordable to pay. There is also another category of homeowners. They are called "mortgage walkers", people who have no problems to pay for their mortgages, but they do not want to do it. This causes an increase of home disvalue as well.

Co znamena ze ak ste napriklad kupili dom v roku 2007 povedzme za 300.000 dolarov a teraz by ste ho chceli predat za 320.000 dolarov, tak na to mozete velmi rychlo zabudnut. Musite vasu cenu znizit naspet na povodnu, cize na 300.000, alebo ist dokonca s cenou nizsie ak chcete konkurovat realitnym agenturam. Inak vas dom nepredate.Nikto si nekupi vas dom za 300.000, ak im nejaky agent ponukne iny dom 20 metrov od toho vasho za 270.000 dolarov. To je biznis. Aj ked ten vas mozno vyzera ovela lepsie. Die schlechte Situation der sinkenden Hauspreise und Hausverkauf setzt fort. Der Verkauf der Häuser sinkt immer noch. Im Februar, waren nur 590 000 Einheiten verkauft im Vergleich zum Juli 1994 wenn 1 389 000 Einheiten verkauft waren. Der Medianpreis, das ist die Punkte, wann die Hälfte der Häuser war für mehr und die andere Hälfte für weniger verkauft , ist irgendwo zwischen 244 100 für die Einheit. Es gibt Analyse, die besagen, dass alle Probleme in zweiten Teil des Jahres beenden sollen und die Situation soll sehr langsam besser bekommen. Jedenfalls der Gefähr der ökonomischen Probleme die auf diese Situatione beziehen, ist noch da. Neue BIP indexe sollen in kurzen Zeit erscheinen. Analyste glauben, dass die Ökonomie in Rezession ist und die Situation sich bald aufbessert.
