They interpose communication between the real owner and potential buyer. Jim Richman, president of Richman & Associates, a real estate restructuring firm in Glendale, said that the lender dos not have to tell you who you are doing business with, and mostly the real owner stay hidden during the all dealing time. Musite vasu cenu znizit naspet na povodnu, cize na 300.000, alebo ist dokonca s cenou nizsie ak chcete konkurovat realitnym agenturam. Inak vas dom nepredate.Nikto si nekupi vas dom za 300.000, ak im nejaky agent ponukne iny dom 20 metrov od toho vasho za 270.000 dolarov. To je biznis. Aj ked ten vas mozno vyzera ovela lepsie. America still in danger of recession Corina Ciubotaru


Following the recent housing market slump, that America is just beginning to overcome, house prices are lower than they've ever been in the last 16 years. The annual price fall in the country's 10 major cities has reached 4.5%. Many major cities have hundreds of unsold homes so the only ones where prices are still rising are Dallas, Charlotte, Atlanta, Portland and Seattle. Since the collapse of the market, banks have been in their own heap of troubles and became less willing to grant loans given that failure to pay old ones is what triggered the situation. There has been a reduction also in the number of houses built and the entire construction industry was affected. The problems of American economy had an impact on other markets as well and the dollar has been recently falling in relation to the euro, but since the Fed cut the interest rate for banks, things have become better for a while. Still, unemployment is increasing, home sellers aren't willing to reduce prices and many fear a recession is coming to the U.S.A. since August data is worse than they expected after the Fed's cut in early September, from 5.25% to 4.75%. This cut alone was enough to surprise and please lenders, as it was previously viewed as only an unlikely possibility and now it will probably be up to the Fed again to sort out the dollar's problems and thus setting the economy on the right course once again. Could another half-point reduction be the answer?

Many people took a mortgage with and adjustable rate and when the rates started to rise they weren't able to pay any more. Now the state want to help them.The government would allow borrowers whose rates are rising too fast to refinance the loan or to have frozen his current rates for five years.Although at the first sight this idea seemes to be very heplfull, this plan is still being critised by people from real estate industry. They claim this plan came to late, bacause many of the houses have been already foreclosed. "It's not a government problem'" said Gene Kaberline, Republican, who moved to Iowa.Other critising, this program helps only those whose rates will begin rising after January 1. and will not be able to help people who are just behind their payments."A lot of people will benefit from this plan, but it won't help everybody that needs help." said Maryanne Hernandez who live in Iowa with her husband and two children. Their neighbourhood is just full of foreclosed houses. Peter Morici, University of Maryland School of Business analyst said: "Freezing adjustable mortgages at teaser rates will only push the problem to the next president," People are frustrated with the fact that there is no solution and no help for those who have had toubles with adjustable rates for longer time. I've been making calls for months, I called here, I called there. No one knows how to help." says Maricela Vargas, Californian single mother. She believes there is lot of women like her, wro trusted people to do their paperwork, people that seems to be honest.

The weak housing market could shake the country into an economical recession. Some forecasters say, the housing crisis will probably continue till early 2008, others are convinced, that the situation will continue till summer. What everybody agrees on is, that the situation seems to be worst since the World War II. The prices of houses will probably decrease about 13 percent in early 2008. What is a good new for those, who would like to buy a house, but bad for the sellers and seems to be bad for the economy as well. During 2004 & 2005 contributed almost a percentage point to annual real gross domestic product growth.It seems, that this problem have spread to Europe and Australia too and now it influence the financial market worldwide. Due to this situation, people are in the dangetr to loose their homes.Housing markets will probably, according to the Moody's Economy.com report, crash and suffer price drops of more than 30 percent before the housing crisis is over. The report also said, that it will influence the economy, but it won't be so strong to break it down.By Feldstein, specialist in the economical area, that United States faces now three challenges, that are: declining home prices; the subprime mortgage crisis; and weakening home equity withdrawal and refinancing. Other specialist stated, that it is not possible to rescue investors from the losses.Feldstein acknowledged that policy-makers faced a dilemma: cut rates and face higher inflation later, or fail to move and fail to avert recession. Doesn't matter what are the speculations, important is to have a roof above your head.

Bad times for houseowners Jana Kokavcova

These days in America is better to be a homeless, because you are used to have nothing, used to sleep in cold and used to have not your own home. Someone who has his own house in America is now really unhappy. Because of crises on the market and some problems that have bigger banks and employers to pay you your month salary. So prices for living are higher and your salary lower. Pretty idea, don't you think so? No, it is awful, because ordinary people must be afraid of their living, houses, families. They do all what they have to, but results are bad and worse every day.Since 1986 there were not such big crises on the market in America. People's destinies are in danger because of that. It is not possible to have not enough money to live in your own house. It is crazy situation. I hear about a lot of people who are moving from America to another country because of this situation. It is funny, because America is in Europe presented as a country of boundless possibilities and many of students from East Europe come here and work here are study because of feeling of freedom and free mind. I really don't know who is the propagator of all these meanings about America, but nothing is as pretty as it seems to be. Hurray to America, or out of America? We can not say it today. A lot of big countries had a lot of big crises, but every one of them was able to change it and stay "alive". In America are these crises not at first time, so we should hope America will solve these problems soon.

Homes still lose their value

A bed situation with declining home prices and home sales is continuing. Sales of homes are still falling down. In February, there were sold only 590.000 units in comparison to July 1994 when around 1.389 million units were sold. The median price, it is a point, where half of the homes were sold for more and the other half was sold for less, is somewhere around 244.100 dollars for unit. It is a decline of 2.7 percent in comparison to 2007. All these things confirm a fact that prices in 16 of 20 major cities recorded annual price drop. This can bring new problems of overall economy.This situation is so heavy that builders have to cut their constructions and apartments are sold with discounts. It does not even help. A demand is weak. There is no interest to make a purchase for a home that is constantly loosing its value on the market. On the other side there are some difficulties to get a mortgage because of tighter conditions.Sales of new homes dropped in the Northeast of United States and in the Midwest. Better situation is in the South and West part.There are some analyses that say, all that problems should finish in the second part of the year and the situation should very slowly get better. Anyway a danger of economical problems that relate to this situations is still here. There should be reported new GDP results in a short time. Analysts believe that a country is in a recession and a situation starts improving soon.

President Bush Announces The Mortgage Relief Policy

Few months before leaving the White House, president George Bush has finally taken steps to get out from the mortgage crisis, that has befallen millions of American houseowners. To repress the toughening pressure from the Democratic party on mortgage administration, Bush has started the campaign that should expand the efforts reducing home loan payments, the Saturday's Bloomberg said.Bush, known from the previous years as an objector of governmental funding, has resisted the agreements that should use government funds or guarantees to decline the surge in the mortgage foreclosures. The legislative amendment, so far similar to a concept proposed earlier this month by Democrat and a chairman of the House Financial Service Comittee, Barney Frank has been favoured by several representatives from the policy making sector, for instance Ben S. Bernake (FED). The chairman suggests urging lenders to write down the principal on loans, that should prevent them from abandoning their properties.According the Saturday's issue of Washinghton Post, the plan should focus on 'underwater' loans that overcome the value of house. The report viewed the incentives of Federal Housing Administration on American banks. FHA implied them to forgive part of debt and refinance smaller mortgages, naturally backed by government.The developing amendment has involved the policymakers ar the Department of Housing and Urban Development cooperating with FHA. Although Bush hasn't officialy declared the value date, the expectations point to Aug. 31. Quoting the White House spokesman, Tony Fratto, the administration isn't ready to`put forth a proposal right now.'' He underlined that the priority for Congress is still the modernization FHA in a discussion that has taken more than 2 years.Houseowners with good ratings will be able to maintain their houses through the FHA Secure Program. The proposal enables them to refinance thier loans into governmant insured loans. Supporting moves have been noted from the head of Treasury department Henry Paulson, who shas brokered a series of voluntary accords among lenders to freeze interest rates on subprime loans and place a one-month moratorium on forecloses.

Countrywide CEO sees recession ahead

Chief Executive of Countrywide Financial Corp, Angelo Mozilo said that U.S largest mortgage lender will survive, but the housing downturn will lead the country to recession. When Mozilo was asked about recession, he said: "I think so ... I know I've been proven wrong so far, but I can't believe that when you're having a level of delinquencies, foreclosures - equity has disappeared, equity is gone, the tide has gone out - that this doesn't have a material effect, A, on the psyches of the American people, and eventually on their wallet."Bank of America Corp. invested $2 billion in Countrywide to help shoring up their finances, but Mozilo says Countrywide would not be sold to U.S second largest bank.He called the investment a "vote of confidence" and a "priceless endorsement."Mozilo said that the Federal Reserve should reduce even more its rates so it should be the same as the federal funds rate, now 5.25 percent.Phil Orlando, chief equity market strategist at Federated Investors in New York said: ""The Fed has cut the discount rate and added liquidity to the markets but those things aren't enough to turn the fundamental market around." According to him the funds rate should be cut to 4.25 percent by year end.In an interview, Countrywide CEO accused Merrill Lynch & Co. analyst Kenneth Bruce of "irresponsible behavior" because he said on August 15th that Countrywide might face a possible bankruptcy if market conditions worsen. Merrill Lynch spokeswoman Carrie Gray declined to comment on this.

Home sales hit slowest pace in 5 years

Lawrence Yun, chief executive at NAR released a press release saying that July home sales were down 9% from July 2006. "Home sales probably would be raising in the absence of the mortgage liquidity issues of the past two months," Yun said.This is the worst decay in 16 years of housing, and analyst think there's many to come. According to the National Association of Realtors the sales of existing homes dipped by 0.2 percent in July, compared to June, to a seasonally adjusted annual rate of 5.75 million units.Ethan S. Harris, chief economist at Lehman Brothers Holdings in New York said "We are very likely to see home sales continue to drop. There's a big imbalance between supply and demand, with lots of people who want to sell and lots of hesitant buyers."The number of unsold homes now rose to by 5.1 percent to a record level of 4.59 million homes, analyst saying that it would take 9.2 months to exhaust the number of single-family homes on the market, and 11.9 months to exhaust the level of condominiums on the market."We are literally swimming in an ocean of homes for sale," said Mike Larson, a real estate analyst with Weiss Research Inc. "Until we work through this extremely large inventory glut, we're not going to see any momentum in home prices."
