Recesijata vo USA so sebe donese golemi promeni vo ekonomijata, vo industrijata, vo pazarot so nedviznosti, vo sekojdnevnata potroshuvachka koshnica, vo stilot na zivot. Poveketo luge ja doziveaa krizata mnogu teshko i mnogu losho. Mnogu od niv gi izgubija svoite domovi, mnogu od niv gi izgubija duri i svoite familii vo sekojdnevnata bitka so finansiskata sostojba barajki go pritoa sekoe mozno resenie kako da se dojde do pari. Kako shto pominuvaat godinite posle prviot bran vo 2007 sostojbata se ochekuvashe dosega da se podobri. duri i mnogu analizi velat deka toa e taka, ama dokolku prashate prosechen amerikanec toj ke vi odgovori deka krizata e daleku od zavrshena. Lugjet! o seushte se soochuvaat so sekojdnevni otpushtanja od rabota, nestabilni rabotni mesta, bitka so smetkite. Mladite koi dosegaa rabotea i studiraa, a pritoa zarabotuvaa dovolno pari da mozat da si go dozvolat shkoluvanjeto, deneska gi napushtaat fakultetite. Vladata zboruva za reshenija, planovi i idei kako da se reshat ovie problemi, i vo nekoi tochki i deluvaat , no nas ne plashi deka toa ne e dovolno. Pametniot chovek ke vi kaze deka parite ne se potrebni za edna lichnost da bide srekna, no veruvajte dokolku gi nemate definitivno ke ve napravi nesrekni. Zasega nishto ne mozeme da napravime da gi podobrime rabotite, na nas ostanuva samo da se nadevam i da prodolzime da se trudime najdobro shto mozeme.

It's hard, it's crisis

The recession in USA brought a lot of changes in the economy, in the industry on the real estate market, in everyday shopping basket, in the lifestyle of all the people affected by it. Lots of people experienced the crisis very hard and very bad. Many of them lost their job, many of them lost their houses, many of them lost their family trying to fight with the financial crisis and finding every possible way to make money. As years passed from the first wave in 2007 things were supposed to go better, and many analysis are saying that they are, but if you ask middle class American how are things going, you will get an answer that the crisis is far from over. People are still! facing everyday laid offs, unstable work position and hard battle with the bills and everything. Young people that were working and studding, and they could make enough many so they can afford collage, today drop out from collage because they no longer can afford it. The government is talking about solutions and plans and ideas how to fix these problems, and in some way they are acting, but I’m afraid to say that it isn’t enough. Wise man will say that money is not enough for a person to be happy, but believe me not having them definitely knows how to make you unhappy. There is nothing that we can do to make things better, we can just keep trying and hope things will get better soon.

Probing of foreclosures

In the times like these, is losing the house, except losing the job, the biggest misfortune. Economic situation is so unstable and economy itself so fragile. Any kind of turbulence is making it even worse. When people are insecure, the country they live in is insecure as well. Series of allegations that claim mortgage companies used flawed documents to foreclose thousands of homeowners are shaking harshly with America. But banks are not the one who should be monitored. Lenders should accept the need of independent monitor as well, even though it will take months till settlement will be reached. As some employees acknowledged in depositions, there were thousands of foreclosu! re documents that were signed without being read as required. Tom Miller, Iowa Attorney General said, it was not about some glitch in paperwork, but about violation of the law. There are also information that the documents were not only signed by mortgage company employees who didn’t verify the information in them, but also many documents were signed without a notary public witnessing that signature. As he added at a news conference, the states might be open to alternatives to financial penalties for the banks for example in a form of helping people with reduction of their loan payments. According to RealtyTrac Inc., a foreclosure listing service, lenders seized more U.S. homes this summer than in any three-month stretch since 2006, but many of these foreclosures will probably go to court. The thorniest question is whether state investigators can persuade bank employees to divulge some of the industry’s secrets.

Bying a house in U.S is like winning a lottery

Americans are confronted with more and more complicated real-estate policy as day goes by. Buying a new house in the United States of America seems like winning the national lottery. The fact is that the credits that were so easy to be approved by banks before the terrible year of 2008, today are history. Well, I would even understand that, because on the other hand, that was one of the reasons for the big defeat of the pink US dream. At that time, bankers were so cool that they didn’t even look for some prove that you as a borrower would be able to pay of the credit. I believe that when you have lived in years in such a system, today’s politics of not trusting anyone can seem to you very distant and difficult. Now, due to protect themselves from more embarrassing situations, banks today have improved the underwriting requirements and paperwork for approving someone a loan. After being criticized from the lawmakers, Bank of America representatives said that it wi! ll have to decrease the foreclosures in all the federal states. It is evident that even people that have close relations to the real-estate business as well can’t find easier way to provide themselves a home. When one finishes with the bankers, then comes the tough documentation that would change your mind and you will lose the will to buy yourself a home. A lot of people tired of the procedures explain how they almost lost their wish to live in their new houses. The conclusion is obvious, if this policy continues like this, that would mean death for the real-estate business.

V USA zabavili v auguste rekordný počet nehnuteľností

V auguste v Amerike banky zabavili rekordný počet nehnuteľností od vtedy, čo kríza nehnuteľností začala. Zabavovanie majetku opäť narástlo, a to aj napriek tomu, že počet nehnuteľností zasiahnutých procesom zabavenia už sedem mesiacov neprestajne klesá. Len za posledný mesiac banky zabavili 95,364 nehnuteľností, čo je o tri percentá viac ako v predchádzajúcom mesiaci a o 25 percent viac než v pred rokom v tom istom mesiaci. Banky urýchlili zabavovanie majetku, aby vyriešili svoje nedoplatky vzniknuté kvôli zlým p! 4;žičkám. Zabavený majetok by banky najradšej ponúkli na trh, to však nie je také jednoduché. Obnovu trhu s nehnuteľnosťami sa môže spomaliť vysoká nezamestnanosť a slabý dopyt spotrebiteľov. Vládne daňové stimuly pre kupcov domov vypršali v apríly a od vtedy predaj nehnuteľností prudko klesol. Aj kvôli tomu sa takmer tretina vyvlastnených domov ocitla na trhu. Vyvlastnené nehnuteľnosti sa postupne všetky dostanú opäť na trh, avšak vzhľadom na neistú situáciu na trhu sa neočakáva, že by to bol rýchly proces. Každý sa obáva, čo by to mohlo spraviť s cenami domov. Preto veritelia nehnuteľností odkladajú proces vyvlastnenia a dovoľujú nájomcom, ktorí nevládzu platiť poplatky, ostať v prenajatých d! omoch dlhší čas. V auguste počet ľud&! #237;, k torí obdržali prvú upomienku o začatí procesu vyvlastnenia, klesol o jedno percento v porovnaní s júlom. Nové procesy vyvlastnenia postupne klesajú už siedmy mesiac. Svoj vrchol dosiahli v apríly 2009. Počet domov, ktoré sa ponúkajú v aukcii na predaj narástli od júla o 9 percent a od minulého roka ich množstvo narástlo o dve percentá. Ak sa domy na aukcii nepodarí predať, vrátia sa k svojim pôvodným majiteľom.

Foreclosures Hit Record Levels in August

In the US more homes were taken back by their lender in August than in any other month since the mortgage crisis has began. The home repossessions increased even despite the number of properties entering the foreclosure process slowed for the seventh month in a row. Just last month, banks repossessed 95,364 properties, which is 3 percent more than the previous month and 25 percent more than last year in the same month. Banks quickened repossessions to clear out their backlog of bad loans. They would like to place the foreclosed properties on the market, which is not that easy. The recovery of housing market may freeze because of high unemployment and weak consumer confidenc! e. Federal homebuyer tax credits expired in April and since that the home sales have slumped. Because of that almost one third of homes repossessed by lenders are on the market. Repossessed properties will come to market, but definitely not fast concerning a soft buyer's market. Everybody is afraid what it would do with the house prices. Therefore lenders are are putting off the foreclosure process and allowing borrowers who missed payments to stay longer in homes. In August, the number of people receiving the first default notice fell 1 percent from July. Initial defaults have fallen the past seventh months and it peaked in April 2009. The number of homes offered for sale at auction grew 9 percent from July and 2 percent from last year. If the homes are not sold at the auction they go back to the lenders.

Foreclosures Fall in the second quarter

Latest figures showed that every tenth American household with a mortgage was at a risk of foreclosure this summer. Evidently, government's efforts to help people with high mortgages have not had a big impact on the housing crisis. Mortgage Bankers Association said Thursday that approximately 9.9 percent of homeowners had not paid at least one mortgage payment in June. This number is a bit lower that a record-high more than 10 percent in April 30. For the first time in four years the number of homes in the foreclosure process fell slightly. Since December 2007 when the recession began more than 2.3 million homes have been repossessed by lenders. It is expected that the numb! er of foreclosed homes will grow next year. The growing unemployment caused that number of Americans not paying their payments and falling into foreclosure has risen. There is no sign that the unemployment rat will drop soon. An economist Jay Brinkmann says that housing was always in direct connection with employment. Therefore only if employment increase there can be improvement in the housing. Fortunately, there are some encouraging news as well. For example, 4.57 percent less people with mortgage received foreclosure notice in the second quarter. That is a bit less than 4.63 percent in the first quarter and it is also the first drop in four years. The rate of loans receiving their first notice of foreclosures also fell slightly. In the first quarter it was 1.2 percent and in the following one it was 1.1 percent. Foreclosures has also influenced the values of homes, which keep falling. The housing industry is crippled, homebuilders have difficult task to compete with the ! depressed prices.
